The offer is fundamentally for land, as is. All options are available for discussion, with terms of agreement to reflect additional investments requested. Direct road access is present, suitable for purposes such as farm stand sales. Modest amounts of water are available from existing sources, sufficient for livestock or limited drip irrigation. Possibility of a new well has been explored, and found entirely feasible. No housing is available on-site at the moment, but a mobile home would be a possibility for overnight or short stays. Owner has also established the feasibility of electrical service. This, as well as possibility for well installation are completely open for discussion and negotiation by any interested parties.

Additional details:

The hope is to find a farmer that is interested in a small sized operation, with the respectful husbandry of the land as a prominent goal.
For 20+ years this area was used for Christmas trees.  It was clearcut 2 years ago, and has been fallow since, with weed control via mowing.  Much of the area has been identified by the USDA as farmland of statewide importance. 

There are about 2.5 to 3 tillable acres, and another somewhat hilly portion of about the same area best suited to grazing. Owner recently applied lime and calcium to all areas mostly for pH adjustment. All the trees from the former Christmas tree operation are now gone. There is a sign at the entrance, so the possibility of retail from the site is completely feasible.
